1.      Entry

VERT has an agreement with the owner of a property, giving VERT exclusive rights to lease the property to a lessee. The lessee must have reached the age of 21 years on the day the lease agreement is concluded. It is important to note that the property is not owned by VERT, but rather by a third party, and VERT is leasing the property on behalf of the owner for their account and responsibility.

2.      The rental period

The rental period is based on the tenant’s reservation of the property, or the specified arrival and departure times. VERT will inform the tenant on how the key will be issued and when the property is ready for occupancy. Unless otherwise specified, check-in time is from 3:00 PM . The

tenant must leave the property no later than 10:00 am on the day of departure, unless otherwise agreed with VERT. The tenant will not be able to gain access to the rental property until all rent is paid.

3.      The use of the rental property

Unless otherwise agreed with VERT, the property shall only be used for leisure purposes.

4.      Number of guests

Unless otherwise agreed with VERT, only the guests included in the booking are allowed on the property during the rental period.

It is strictly forbidden to set up tents, campers or any other similar structures on the rented property.

5.      Pets

Bringing pets onto the rented property is strictly forbidden, unless specifically agreed in advance.

6.      Noise

VERT cannot guarantee that the rental will be free from noise coming from outside the property.

7.      Internet

Internet connection is provided on the property, unless otherwise stated. However, neither VERT nor the owner can be held responsible if the internet connection is not adequate for any reason.

8.      Smoking

It is strictly prohibited to smoke on the property.

Should any smoking occur on the premises, VERT may impose a penalty of DKK 3000.

9.      Prices and Fees

All prices are stated in Danish Crowns (DKK). An additional handling fee of DKK 100 is applicable for cash payments made in Euro.

The rent is debited from the tenant’s account on the day the free cancellation period ends. Unless stated otherwise, heat and electricity are included in the rent, provided that their usage is within reasonable limits. Using electricity to charge electric cars is not allowed unless granted special permission.

Direct and Booking.com Reservations – A 2.5% surcharge applies to commercial cards and non-EU/EEA private cards.

All other OTA’s – Charges are handled by the OTA. Check their payment and surcharge policies.

10.  Cancellations and Changes

The cancellation policy that applies to your reservation is the one stated on the platform where you made your booking. This includes bookings made directly with VERT as well as through third-party platforms such as Booking.com, Airbnb, Expedia, and others. Please refer to your booking confirmation or the respective platform for full details regarding cancellation terms and prepayment requirements.

11.   Check-out procedure

We expect our tenants to leave the rental in a similar condition, as when the tenant arrived.

The cleaning fee covers all regular cleaning. An extra charge will be charged if Vert has to complete extra cleaning.

Following penalties are applicable for failing to follow the check-out instructions.

Emptying the dishwasher:                                            DKK 100

Emptying garbage bags:                                                DKK 50

Cleaning a dirty oven or grill:                                       DKK 150

Disposal of other waste:                                              DKK 200

Significant rearrangement of furniture:                        DKK 150

Extra cleaning per started 30 minutes:                        DKK 200

Replacement of lost key: DKK 1.000

Damaged items:                                                          Price for replacement

Depending on booking source, the fine will either be charged directly from the card used for the booking, or via the booking channel.

12.   Cleaning, linen and towels

The tenant must return the leased property in the same condition as when the lease began. The tenant is responsible for paying the agreed-upon cleaning fee. However, this fee does not cover tasks such as washing dishes, emptying the dishwasher and fridge, cleaning the oven,

microwave and outside grill, or taking out the trash. If such tasks are left undone, VERT may impose an additional fee to compensate for the extra time taken to complete the cleaning.

If not otherwise agreed the tenant is obligated to rent bed linen and towels from VERT at the given fee in the reservation.

13.   Damages

The tenant must take good care of the property and return the property in the same condition as when the rental agreement began.

The tenant is responsible to the owner for any damage to the property and/or fixtures that occurs during the tenancy and for which the tenant or those of the tenant has given access to the property is responsible. The tenant must upon departure notify of all damages to the property.

The tenant is obligated to show due diligence in taking care of the rental property and must return it in the same condition as when the rental agreement began. The tenant is liable to the owner for any damage to the property and/or its features that occur during the period of tenancy, for which the tenant or any persons given access to the property by the tenant are responsible. The tenant must inform VERT of any damages prior to departure.

14.  Faults and errors of the rental

The rental property is presented to the tenant without any defects. Should the tenant notice any defects or inadequate cleanliness upon taking possession of the property, they must immediately notify VERT. Failure to do so will be interpreted as an acknowledgement that the property has been delivered to the tenant without any defects and in good condition, and the tenant will not be able to make this claim at a later point.

15.  VERT as company

VERT is not the owner of the property. On behalf of the owner, VERT grants the tenant access to the property and is responsible for the property. In case of circumstances outside VERT control, such as the forced sale of the property or the owner’s misconduct, VERT is entitled to terminate the lease while refunding the tenant any rent they may have paid to VERT. VERT may also, at its discretion, offer the tenant an alternative property with equivalent features in the same area for the same fee.

16.   Affiliate marketing

Please be aware that VERT offers affiliate marketing services, whereby we may receive a commission or fee for referrals made related to this rental agreement. This does not affect the terms or conditions of your rental, and any such agreements are separate from your obligations under this contract. 

17.   Force majure

In cases of force majeure and/or extraordinary events or circumstances, including but not limited to war, natural disasters, other unusual weather conditions, traffic jams, epidemics, suspension of travel to the Faroe Islands, changes in transportation conditions, strikes, and lockouts, VERT and/or the owner may terminate the lease agreement without incurring liability for the agreement not being fulfilled, even if such extraordinary circumstances were foreseeable at the time when the lease agreement was made.

Neither VERT nor the owner shall be held responsible for matters which do not concern the rental property. Such matters include, but are not

limited to, construction in the vicinity of the property, power outages, temporarily closed stores or other services intended for travelers, as well as break-ins, theft of tenant belongings, or any damage done to them.

18.   Arbitration and law.

Any dispute, controversy or claim arising out of or relating to this contract, or the breach, termination or invalidity thereof, shall be brought before the Faroese Court in Tórshavn. Faroese Law shall apply to the dispute.

The validity, interpretation and performance of this contract shall be governed by Faroese Law.
